Our Solution
Mandate Affordable & Work Force Housing in Every New Rental Development
Cocoa is growing, but our young adults are being left behind. Too many new subdivisions are strictly rentals—leaving our kids with nothing to own and nowhere affordable to live.
Here's our plan:
✔ Require 10% Affordable Units – Every new rental development of 50+ units must set aside at least 10% of its homes for workforce and moderate-income households.
✔ Keep Rents Fair – Those units will be priced so teachers, nurses, first responders, and our own young families can actually afford them—for at least 30 years.
✔ Offer Incentives, Not Excuses – Developers get density bonuses and fee reductions to make this work, so it's a win-win.
✔ Protect Our Community – We'll monitor compliance and ensure these homes stay affordable for the long haul.
We can grow responsibly without pricing out the people who make Cocoa home. Let's build for our future—not just for investors.
